Today’s real estate executives need their facilities to be high-value investments. In the current competitive environment, commercial office buildings need to be flexible. And they also must be responsive to both tenant changes and occupant comfort demands. A new report from Verdantix takes a closer look at these trends and the ways new software platforms gives owners better insight into how their smart buildings are performing.

Increasing demands from today’s occupants

Building executives – including developers, property managers, facility directors and strategic managers for real estate and facilities – are seeing the commercial building market change at a rapid clip. Corporate tenants and building owners, including the new category of co-working space developers, are seeing needs for:

  • Flexibility. Current economic uncertainty, including when the next recession might occur and possible impacts of the UK’s exit from the European Union, have real estate executives studying their portfolios to rationalize space per employee. Additionally, new ways of working in more open, flexible office spaces create demand for occupant conveniences, now enabled by the Internet of Things (IoT), digitization and connectivity.
  • Attention to employee well-being. Improving productivity and occupant well-being to aid retention is considered a “high” or “medium” priority for 92% of respondents in a 2018 Verdantix Global Survey of real estate executives. This certainly makes sense, with national unemployment rates at historic lows in many countries including the US and UK. Additionally, as the World Green Building Council has noted, well-being has a direct impact on worker productivity – and those workers represent 90% of an organization’s operating costs.
